Move-out cleaning & practical inspection attendance

Leave it clean. Leave it documented.

Detailed vacant-unit cleaning plus condition-inspection attendance when Jordan is properly appointed as the tenant’s agent.

A move-out service built around the finish line

Move-out cleaning is different from ordinary upkeep. The unit is normally empty, surfaces are fully exposed and the result will be examined room by room. NUMA focuses on preparing the rental for that final walkthrough—not just making it look generally tidy.

Typical move-out cleaning scope

  • Kitchen surfaces, cabinet fronts and agreed empty interiors
  • Oven, refrigerator and other appliance interiors when included
  • Bathrooms, fixtures, mirrors, tubs, showers and toilets
  • Baseboards, doors, frames, sills and reachable trim
  • Vacuuming and mopping appropriate floors
  • Closets, shelves and storage areas when empty
  • A final room-by-room visual check

BC condition-inspection attendance

Section 15 of British Columbia’s Residential Tenancy Regulation expressly allows a tenant to appoint an agent to attend a condition inspection and sign the condition inspection report. The tenant must advise the landlord in advance that the agent will act for them.

Important: NUMA’s inspection support is practical attendance as the tenant’s appointed agent. It is not legal advice, property inspection, advocacy at an RTB hearing, or a guarantee that a security deposit will be returned.

How the appointment works

  • The tenant appoints Jordan and notifies the landlord before the inspection.
  • The unit should be empty of the tenant’s possessions unless the parties agree otherwise.
  • The landlord and tenant or agent inspect together at the scheduled time.
  • Jordan can note visible conditions, take requested photographs and sign the report in the agent capacity.
  • Any disagreement should be recorded clearly; signing a report should not be treated casually.

Timing matters

Under the regulation, the parties must try in good faith to agree on a time, normally between 8 a.m. and 9 p.m. The landlord has a regulated process for offering inspection opportunities. Book cleaning early enough that the work and final documentation are complete before the walkthrough.

Protecting the deposit honestly

Cleanliness is only one part of a deposit decision. Damage, wear and tear, missing items, keys, previous condition reports and proper service of a forwarding address can all matter. NUMA can improve the cleaning and documentation process, but no legitimate cleaner can promise a particular legal outcome.
